Every fall we get the same questions, usually starting around the first cool morning up north: Is it too late to book a place in Naples for the winter? What does a month actually cost? When do the good homes go?
This year, instead of answering one phone call at a time, we pulled the booking data across our full portfolio — more than 100 vacation homes from Old Naples to Marco Island — and put the answers in one place. Here’s what the numbers say about the 2027 season.
Winter in Naples is booked months ahead — but not as far ahead as you’d think
By mid-September, our winter 2026–27 calendar already had 131 stays on the books, totaling nearly 5,000 nights and about $3 million in reservations. That’s partly a reflection of how our portfolio has grown this year — but it tells you the season is real, and it starts filling long before the holidays.
Here’s the number that matters if you’re still deciding: for guests staying a month or more, the typical booking is made about 100 days before arrival. In past seasons, roughly 58% of January–March monthly stays were already booked by November 1, about 69% by December 1, and 80% by New Year’s Day.
Translation: if you’re reading this in October or early November, you’re right on time — you’ll have real choices. By Christmas, you’re picking from what’s left. The best-located homes, and homes in the most requested size ranges, go first.
What a month in Naples actually costs
Across our portfolio, the median monthly rate for a winter stay is about $10,400, with most homes falling between roughly $8,100 and $15,800 for a month in peak season.
Location drives the spread more than anything else:
- Golf communities like Treviso Bay — typically around $8,300 a month, often with resort amenities and golf access included or available.
- Olde Naples and near-beach homes — typically around $14,600 a month, walkable to the beach, Fifth Avenue, and Third Street South.
- Park Shore and The Moorings — our most requested beachfront corridor, where premium homes run $20,000+ a month.

Monthly guests are the heart of the season
Stays of a month or longer make up only about 22% of our winter reservations — but roughly 76% of all winter nights. The season here isn’t a parade of long weekends; it’s snowbirds and families settling in for January, February, and March. That’s also why the monthly inventory tightens first.
One more pattern worth knowing: guests who book directly with us stay a median of 30 nights. On Airbnb, the median stay is 5 nights. The platforms are built for short trips; booking direct is built for actually living here for a season — and it’s how you get a real human on the phone who knows every one of these homes.
When is “season,” exactly?
Peak season in Naples runs January through April, with February and March at the center. If you’re weighing exactly when to come (and when crowds and rates ease), we’ve written a full guide: When Is Season in Naples, Florida?
What we’d tell a friend booking for 2027
If you want a monthly stay in January–March, decide by Thanksgiving. That’s the honest takeaway from the lead-time data (we made the same case in more detail in our September booking guide). You’ll still find homes after that — we work miracles by phone more often than you’d think — but the match between what you want and what’s open gets harder every week.
If January is your month, this is a good year to ask us about it. We’re running a January special on select homes — 20% off for new January bookings. Call us at (239) 206-3375 and mention code JAN20.
And if you’re flexible, say so. Shifting your arrival a week, or considering a golf community instead of the beach corridor, can change both availability and price dramatically.
You can browse everything we manage here: all of our Naples vacation rentals. Or just call (239) 206-3375 — we’re a local, family-run team, and matching people to the right home for the season is most of what we do all fall.
A note on the data: figures are drawn from Naples Vacation Properties’ internal reservation records for recent winter seasons and winter 2026–27 bookings on the books as of mid-September 2026. Rates are portfolio medians for stays of 28+ nights in peak season; individual homes vary.
