If you’re picturing yourself in Naples for January, February, or March of 2027, here’s the honest, local answer: mid-September is the sweet spot for booking — late enough that the season’s calendars are set, early enough that you still have real choice. By Thanksgiving, the most-requested homes are spoken for, and by the time the holidays wind down, picking your dates usually means picking from what’s left.

We manage around 100 vacation homes and condos across Naples, and every fall follows the same rhythm. Here’s what that rhythm means for you — and how to get ahead of it.

Why season books so early in Naples

Three things make Naples different from booking a beach trip anywhere else:

Most winter rentals are monthly. The majority of our homes — like most quality rentals in Naples — carry a 30-day minimum stay during season, often set by the condo association. Winter here isn’t booked as a long weekend; it’s booked as your month (or three) in Naples. Fewer, longer stays means each home only has a handful of winter bookings to give — and when January is gone, it’s gone. Condo associations need lead time. Many of Naples’ best-located communities require a rental application before you arrive — some need it weeks in advance, and some board offices slow down around the holidays. Booking in September means the paperwork is a formality, not a scramble.

Snowbirds rebook before they leave. A meaningful share of our January–March guests reserve the next winter on their way out the door in spring. That inventory never touches the open market. What’s truly available each fall is the remainder — which is why the calendar you see in September is as good as it’s going to get.

What books first

  • Walkable Olde Naples and the beachfront. Anything you can stroll to Fifth Avenue South or the sand from disappears first.
  • Pet-friendly homes. The scarcest inventory in town, period — pet-friendly rentals with fenced yards or pools routinely book 9–12 months out.
  • Single-family homes with pools. Families and groups of friends wintering together snap these up before condos.
  • February. If your dates center on February, treat every deadline above as two weeks earlier.

The flip side: January and March have more give than most people assume, and shoulder months — November, December before the holidays, April — are the quiet bargains of the Naples calendar.

How to lock in your winter

  1. Pick your must-haves before your dates. Neighborhood and pet policy narrow the field far more than price does.
  2. Be a little flexible on the calendar. Shifting a start date by even a week can open homes that look booked.
